Minsk's historic wool mill site transforms into a modern urban complex by 2027

A major new commercial and administrative complex is now under construction in Minsk. Located at the intersection of Dzerzhinsky Avenue and Clara Zetkin Street, the project will transform a historic industrial site into a modern hub. Developers aim to finish ahead of the 46-month regulatory timeline despite the area's challenging terrain and underground infrastructure.

The 5.3-hectare site was once home to the Sukno wool yarn spinning mill, which operated until 1947. Its industrial legacy shaped the surrounding area, including early 20th-century rail links for transporting materials and worker housing districts. After World War II, the site's transport corridors and location near central Minsk influenced its adaptive reuse in the new development.

The Nemiga River originally flowed through this area before being diverted underground in the 1920s. Today, the complex—developed by Materik-Invest—will include a 12-storey office block, rental spaces, and a multi-level parking garage with nearly 700 spots. A two-floor retail section will feature a home goods hypermarket, while extensive landscaping will add green spaces and recreational zones.

Construction faces hurdles due to the site's uneven terrain, with elevation shifts of 6–8 metres. Proximity to active railway tracks and metro tunnels beneath adds further complexity. Despite these challenges, planners have ensured access from both Dzerzhinsky Avenue and Clara Zetkin Street, maintaining connectivity to the city centre.

The project repurposes a former industrial brownfield site into a mixed-use development. Once complete, it will integrate modern offices, retail, and parking while preserving historical transport links. The complex is set to enhance the Nemiga area's role in Minsk's urban landscape.
